Airbnb fee calculator: what you keep from a stay
For one stay, what do I keep on Airbnb, Vrbo, Booking.com and my own website?
How this is worked out
Everything is worked out on the stay subtotal: nightly rate × nights + cleaning fee + other required fees.
- Airbnb (single fee) keeps the fee × the subtotal. You get the rest.
- Airbnb (older split fee) keeps about 3% from you, and the guest pays their own fee on top.
- Vrbo keeps the commission plus the payment processing fee × the subtotal.
- Booking.com keeps the commission you type × the subtotal.
- Your own website costs the card fee × what the guest pays, plus a small fixed fee per payment. You can add a discount for booking direct.
- A property manager, if you have one, takes a percentage of the booking on every channel.
- To find the price that keeps a payout, the calculator divides the payout you want by what is left after fees.
A worked example
A 3-night stay at $150 a night plus a $75 cleaning fee has a subtotal of $525. On Airbnb's single fee of 15.5%, Airbnb keeps $81.38 and you keep $443.63. On your own website, a card fee of 2.9% plus 30 cents is $15.53, so you keep $509.48. That is $65.85 more on one stay.

How much does Airbnb charge hosts?
Airbnb says most hosts pay a single fee of about 15.5% of the booking subtotal, and others typically pay 14% to 16%. Hosts in Brazil and Mexico pay 16%. The older split fee charged the host about 3% and the guest a separate fee of about 14.1% to 16.5%. Airbnb says it is moving hosts to the single fee, so check your own payout for your rate.
What does the fee apply to?
The booking subtotal: your nightly price and the fees you set, such as the cleaning fee. Taxes are left out. This calculator works on that subtotal.
What price keeps my payout after Airbnb's fee change?
Use the "What to charge to keep a payout" button. If you want to match the payout you got under the older split fee, which was about 97% of your price, the price needs to rise about 14.8%. Dividing by 0.845 instead gives a price rise of about 18.3%, which is the wrong goal if your old payout came from the split fee.
Why compare with Vrbo, Booking.com and my own website?
The same stay pays you differently on each. Vrbo is reported at a 5% commission plus 3% payment processing. Booking.com varies by country and programme, so type your own rate. A booking on your own website mostly costs card fees, about 3% with Stripe.
Does it include taxes?
No. Occupancy and sales taxes pass through to the tax office and are not income. Taxes vary by place, so check with your local office.
