Cleaning fee calculator

What cleaning fee should I charge so a turnover does not cost me money?

Step 1 of 2 Turnover cost

What one turnover costs

0 if you clean yourself.

Soap, paper, coffee, welcome items.

Restocking, trash, small repairs.

Per turnover.

How this is worked out
  1. Add up one turnover: the cleaner, laundry, supplies and anything else, plus your own time if you clean yourself.
  2. Add a margin if you want one, for wear and tear.
  3. Divide by (1 − the booking site fee). The site takes its share of the cleaning fee too, so you charge a little more to keep the full amount.

A worked example

A cleaner at $60, $15 of laundry and $8 of supplies make a turnover cost $83.00. With a 15.5% booking site fee, a cleaning fee of $98.22 leaves you with exactly $83.00. Built into a 3-night stay instead, it adds $32.74 a night.

Why charge more than the turnover costs?

Airbnb takes its fee from the whole subtotal, and that includes the cleaning fee. To keep the full cost of a turnover, you charge a little more. At a 15.5% fee, $83 of costs needs a fee of about $98.

Should I count my own time?

If you clean yourself, your hours have a value. Counting them shows what the fee really covers, and what you would pay a cleaner.

Should I build the cleaning fee into the nightly rate instead?

It can make the price look simpler to guests. A fixed fee weighs more on short stays, so a built-in cost is fairer to one-night guests. Rules on showing the total price are changing, so show the full price up front either way.

What fee do other hosts near me charge?

Check comparable listings in your area for the same size of place. A fee far above them can put guests off.
